So I'm turned off, but then I pause and think if I am turned off, others might be as well and hence there is an opportunity. <br /><br />But then 9.2x compared to average of the peer group of 8.8x doesn't scream opportunity.<br /><br />Why are you starting your valuation at the top of the range and guesstimating a discount to that?<br />The room renovation appears to be the most compelling reason to get behind this thing, but it is already trading at a premium. The convention center (off strip and mid size as you've described it) doesn't seem worth mentioning.
